High-quality photographs that make the property stand out on the page to attract the most potential buyers. Furthermore, anyone who has worked in real estate for a while can attest to how important photos are in the process of flipping an asset.

 

As a result, capturing the essence of a home will reward you with a timely and profitable transaction.

 

High-quality real estate images paint a complete picture of the property for potential buyers. It takes them on a tour of each bedroom and bathroom, as well as the common living areas, basement, garage, and grounds. Now, whether you’re just starting out or looking to improve your skills as a photographer, I’ve shared some essential do’s and don’ts of real estate photography that will help you take impactful photos.

 

Do’s of real estate photography

 

Utilize Aerial Photography

 

The tools and devices used in the real estate industry have evolved to meet the growing market needs and demands, particularly in creative listing methods. Aerial photography from a high altitude using drones is one such inventive method.

 

Aerial photography provides a unique perspective by highlighting more areas or locations. Furthermore, because it will always be relevant in the real estate industry, a drone would be an excellent long-term investment.

 

Show off the details 

 

Try to highlight unique architectural details in your photo to highlight the selling points. The unique features of your home may be difficult to photograph, but they are what give it character.

 

Buyers, for example, always want to see certain features, such as kitchens and bathrooms, so you must highlight those areas, as well as any updates that should be visible.

 

Use a tripod

 

Do not attempt to take real estate photos with a handheld camera or smartphone, as these devices make it extremely difficult to take good real estate photos. Instead, use a tripod when photographing your home; this will allow you to take better photos without the need for professional equipment such as a flash.

Stage each room 

 

Your listing photos should show off the best features of your home, so always arrange furniture to complement the built-in benefits of a room and take photos from an angle that includes those features.

 

Preparing a good shot is simpler than you might think, especially if you use a pre-photography checklist to ensure that every room in the house is camera-ready.

 

Don’ts of real estate photography

 

Not tidying up the place 

 

Examine every corner of the room for any personal items you may have missed, and clear away any clutter. It’s easier than you think to ruin a good shot, so make sure to clear the dishes, clean the carpet, and dust the curtains.

 

You can have the images digitally altered to remove any clutter, but this may take up too much of your resources; instead, simply hide the garbage can while taking the shot.

 

Capturing yourself in the mirror

 

You must stay out of the listing photos, especially when photographing mirrors because buyers want to see themselves in the mirror.

 

Mirrors are essential because they make a room appear larger, but make sure to edit yourself out of any shots that reflect you.

 

Including your pets 

 

Don’t use your listing to promote yourself or your pets; it will make you appear irrelevant. Regardless of how adorable your pet is, they are not a part of the house and have no reason to appear in a professional real estate shoot.

 

Not editing your pictures in post-production 

 

Regardless of how the images appear in the viewfinder, editing them to ensure there are no inconsistencies would be beneficial. Also, don’t overdo it with photo editing so that it appears deceptive, and only retouch them to the extent that they still depict reality.
